It really is easy. Once you decide when you would like to close on your home and what upgrade options you would like added (if any), our customer service staff will create a standard form Sales Contract for you to review and then sign. Our forms are very straightforward and easy to understand because we want you to be comfortable knowing that you are informed and have made the right decision. Once a contract is signed, you can rest knowing that you will soon be moving into your new Mollenhour home.

As a convenience to our customers, we frequently send and receive contracts by e-mail and fax (we do not require original signatures). If you are relocating or otherwise not in town when you decide to place a contract on your home, you can do so easily and without the hassle of overnight mail or a long drive back into town. For example, our Customer Service Representative typically emails the blank contract, which is printed by our customer or their agent, signed, and then faxed back to our office. We will then email the final fully signed version back for your records.

As part of signing a contract to purchase your home, we will ask you for what is called "earnest money". Earnest money is a "deposit" on the home that simply shows us that you are serious about your decision and will make plans to close on the home just as we will make plans to complete your home. We generally require no more than 1% of the sales price as earnest money and the funds should be mailed to our office and deposited in a regulated ‘escrow’ bank account where they will remain until your closing. At the closing, your earnest money is credited or refunded back to you in full.

If you choose to build a home from the ground up, there will also likely be a non-refundable deposit required to cover non-standard upgrade items. For the sake of simplicity and organization, we prefer to have all the details of your new home ironed out and incorporated into the contract prior to starting footers on your new home. This enables us to quickly and efficiently build your home after the permitting and planning stages.
